SUNSET HOME Buyers Guide
It is important to know how much you can comfortably spend and to be able to finance it through a bank, if necessary. Buying a home usually requires between 10% and 20% down payment. At SUNSET HOME, we can finance up to 100% of the purchase price, thanks to the different agreements we have with the different financial entities.
In addition, buyers should also work with a real estate agent to help them with the contract and closing processes for a home purchase, as there can be many moving parts during a negotiation. SUNSET HOME has the most experienced agents in the sector to ensure that our clients feel protected in their investment.
You should also know that there are sales taxes that are generated for both buyers and sellers. These expenses depend on the sale price. Your real estate agent can help you understand the expenses associated with sales tax, notary fees, property registration tax, etc.
In addition to knowing the details of the property you want (that is, how many bedrooms, bathrooms, etc.), you should create a list of the two or three best areas in which you want to live. Think about possible trips to work, where your friends live, and neighborhood amenities such as restaurants, schools, transportation, and supermarkets.
Your agent will advise you during the search and can establish a calendar to show you the homes that best meet your criteria. Once you find a home you like, you are ready to make an offer!
Offers are made in writing and marked, your agent will transmit your offer to the seller / seller’s agent. In your offer, you must specify if you need financing (if any).
Once your agent submits an offer on your behalf, know that not everything will be negotiable. The seller can send you a counter offer, which starts a back-and-forth process until both parties reach an agreement.
SUNSET HOME agents will fight to get you the best deal possible. Properties are normally delivered empty, unless otherwise negotiated.
Mortgage & Approval
If you are financing, you should already have your pre-approval letter from your mortgage bank. If this is not the case, do not worry, at SUNSET HOME, we have agreements with all financial institutions and we will be happy to help you throughout the Study & amp; Mortgage approval. We can help you finance up to 100% of the purchase price.
Closure & amp; Moving
After the approval of your mortgage, a date is set to sign the sale at a notary’s office, after selection of the notary by the buyer client. After closing, you have officially purchased your new home. Your search has finally come to an end and it’s time to celebrate.
