Full ownership of a house divided into two buildings located in Valderice (Trapani, Italy), historically known as ‘Villa Gebbia’, said buildings stand on a land measuring five thousand six hundred and fifty square meters (5,650 m2) cadastral and are ‘Body A – main’ and ‘Body B – annex’ as well as a small accessory and an outdoor swimming pool.
– Body ‘A’ (or Master House) consists of a basement floor, comprising entrance hall, three hallways, two living rooms, pantry, kitchen, stairwell and laundry room; a ground floor, composed of entrance, living room, wardrobe room, two bedrooms and two en-sute bathrooms, studio and two hallways;
– Body ‘B’ (or Dependance) consists of a ground floor, composed of a stairwell leading to the terrace, two bedrooms and two en-suite bathrooms, gym room, kitchen, hallway, wardrobe room and technical room.

Plani-volumetric data and description
The real estate complex, as already written, consists of:
– a building with two elevations, one with a wall against the ground, used
to main residence (Master House);
– a further building with a single elevation, used as secondary living spaces (Dependance) and a systems technician room;
– a small turret-shaped warehouse as well as technical rooms and tanks;
– a swimming pool with basement technical room;
– a pergola/roof to shelter cars;
– terraces and large garden.

The Master House is made up of:
a) at the lower elevation (basement) of a large entrance hall, living area
divided into two rooms, kitchen on two rooms, a bathroom, a laundry room, storage room, the latter two disengaged as well as a stairwell for access to the upper floor;
b) on the upper elevation (first floor) there is a living area consisting of two rooms, two bedrooms both equipped with their own wardrobe compartment and bathroom, as well as a stairwell with a gallery acting as a hallway and n. 3 balconies.
It occupies a usable living area (on two levels) of approximately 182 m2 and has a usable non-residential area (balconies) of approximately 4 m2. The building occupies a total volume of approximately 825 m3 (from the floor – including the portion
within the ground – to the extrados of the roofing floors) on a covered surface of approximately 141 m2 (developed surface area approximately 282 m2). The roof features a newly installed solar system with panels.

The Dependance building is divided into a kitchen-dining room, two bedrooms (one currently used as a gym), a bathroom with hallway, as well as a bedroom with independent access with bathroom and wardrobe space, a technical room where the technological systems of the complex are located real estate, and a staircase for access to the flat roofs. It occupies a useful habitable surface area of approximately 52 m2 and a non-residential useful surface area of 71 m2 (of which 6 m2 is the technical room and 65 m2 of paving), for a volume of approximately 267 m3 on a covered surface area of approximately 81 m2.

Both buildings are erected in masonry. The floors of the first deck of the main body are made of brick-cement; for the roofs, however, partly flat and partly each with a double pitch covered with tiles. In the living area there is a ceiling skylight. The flat roofs of the annex, accessible via an external staircase, are made of wood with planks and a concrete slab above.

The interiors of both the main house and the secondary building are completed with excellent quality civil finishes. Specifically: the internal walls are defined with plastering and insulation sheets; the ceilings are mostly covered with plasterboard; the floors (with underlying heating system) are completed with resin; the bathroom and kitchen coverings are defined either with ceramic tiles or marble slabs and all the porcelain sanitary pieces have been installed; a bathtub is installed in the south-west bedroom; the external frames are made with aluminium frames with thermal break and double glazing; the thermo-hydraulic and electrical systems are under trace and comply with current legislation. The homes are equipped with a heating and air conditioning system; in the living area of the basement of the main house there is a thermo fireplace. The exteriors are completed with crossed plaster and a layer of smooth water-repellent finish light ocher colour. At present the buildings are semi-furnished.

The complex is equipped with underground cisterns for the storage of drinking water. The terraces in front of the buildings are paved with local marble flagstones, as is the access courtyard and another vast hemicyclic area located between the access and the buildings, used as a further panoramic terrace.

In the lower area of the garden there is a 42 m2 swimming pool, complete with technological and heating systems and an infinity pool. In the front part a solarium has been created consisting of a large wooden platform.

Along the driveway, a parking area has been created covered by a wooden roof for sheltering cars, occupying a surface area (excluding overhangs) of 70 m2. In addition to the ancient circular masonry turret, used as a small tool shed, there are inside the property other additional small technical rooms and underground and/or basement tanks of negligible value, necessary for the good management of the villa.

The water supply is guaranteed by connection to the municipal network; the property is also connected to the methane network. The disposal of wastewater takes place in the municipal sewer passing through the front street, via accumulation tanks and a lifting pump system.

The lot is entirely delimited and is partly cultivated with ornamental trees. The properties can be reached not only from the concrete driveway that branches off from the front street but also from paths covered with cobblestones and stone paving stones.
